🏡 OTTAWA REAL ESTATE MARKET UPDATE | AUGUST 2026
Ottawa’s housing market experienced a noticeable slowdown in August, with sales activity declining significantly while home prices remained comparatively stable. A total of 1,002 homes were sold through the MLS® System in August a decrease of 18.6% compared with August 2025 and 24.4% from July. The decline was considerably larger than the typical seasonal slowdown seen between July and August over the past decade.
Despite fewer transactions, home values showed greater resilience.
🏠 Average Sale Price: $688,253 — up 0.3% year-over-year
📊 Benchmark Price: $637,700 — up 1.0% year-over-year
📋 Active Listings: 4,496 — up 11.3% from last August
📈 Months of Inventory: Increased from 3.5 months in July to 4.5 months in August
What does this mean for Ottawa buyers and sellers? For buyers, increased inventory and softer sales activity can mean more choice, more time to evaluate properties, and less competitive conditions than in a faster-moving market.
For sellers, buyers now have more options available to them. Strategic pricing, strong presentation and effective marketing are becoming increasingly important when positioning a property for sale. While August showed a clear slowdown in activity, prices have remained relatively steady. One month does not establish a longer-term trend, but the shift in sales, inventory and market balance will be important to watch as Ottawa moves into the fall market.
Thinking about buying or selling in Ottawa? Your strategy should reflect not only the overall market, but also your neighbourhood, property type and individual goals.
