Ottawa’s real estate market slowed in November 2025, but opportunity didn’t disappear ...it shifted.

As seasonal conditions arrived earlier than usual and economic caution remained top of mind, activity cooled across most segments. That said, this is not a market in retreat. It’s a market resetting, creating very different opportunities for buyers and sellers depending on property type, pricing, and strategy.

Here’s what you need to know if you’re planning a move this winter or early 2026.


Sales Slowed, Earlier Than Usual

November recorded 880 residential sales, down from 1,177 in October and 18.2% lower year-over-year. While seasonal slowdowns are expected, this year’s deceleration arrived sooner and with more force.

The result?
Less urgency. More caution. And fewer impulsive decisions.

For buyers, that means time to evaluate options.
For sellers, it means strategy matters more than ever.


Inventory Is Rising- Choice Is Back

Active listings climbed to 3,721, representing a 31.3% increase compared to last year. Months of Inventory (MOI) rose to 4.2, signaling a shift toward a more balanced market.

Yesterday we had the pleasure of welcoming Pierre Gauthier at our Ottawa Home Group office as part of my ongoing involvement with Futurpreneur.
